The Buckingham Sales Director in Houston, Texas
Sells, directs and manages the sales efforts and sales staff. Responsibilities include, but are not limited to: interface with all leads and turn those leads into residents of the Community; follow procedures in lead tracking; keep current records of all leads and prospects as required by the Community; meet predetermined monthly sales goals; and manage and provide leadership to the sales staff.
ESSENTIAL DUTIES AND RESPONSIBILITIES

Identifies and anticipates customer’s needs and objectives, recommends solutions, and communicates with individuals involved in making sales decisions. Pre-qualifies customers.
Updates in weekly sales meeting top prospects. Attends weekly team meetings to keep up to date on any changes.
Responds to customers requests for information.
Records all customer contact information for follow up.
Assist with developing community relations sales plans through seminars and other communication methods.
Maintains ongoing awareness of competitions actions.
Interacts with all leads whether provided through advertising, public relations, referral, or personal contact and to turn those leads into residents of the Community through the use of professional selling skills.
Knows procedures for lead tracking; keeping accurate records on all leads and prospects
Meets or exceeds predetermined monthly sales goals.
Provides leadership and motivation to the sales staff through training and positive reinforcement.
Provides technical input to ad agencies and media.

- Directly supervises employees in the Sales department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees

Educational Requirements and Experience:
Bachelors degree in Public Relations/Communications or related field.
Two to three years experience in marketing/sales in senior living setting with supervisory experience
Knowledge, Skills and Abilities:
Ability to communicate effectively in writing and verbally, speaking the primary language of the residents.
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.
Ability to write reports, business correspondence, and procedure manuals.
Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret graphs.
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
Ability to use Microsoft Windows, including Word and Excel. Ability to use email and the Internet. Ability to use client tracking and design software.
