Job Description

This role is responsible for leading a team of real estate professionals providing real estate advice and expertise for the Jiffy Lube organization. The successful candidate will lead a team that is responsibility for managing a real estate portfolio that consists of approximately 50 fee owned properties and an additional 400 properties in which JLI is the tenant under the prime lease, and landlord under a sublease.

Specific accountabilities are as follows:

  • Responsible for the development and of the real estate strategy and then translating that strategy into tactics and projects to deliver the Real Estate Plan

  • Provide coaching and development to team members in support of negotiation of all leases, as well as actively assisting in negotiations on more complex opportunities in support of the team

  • Recognize business opportunities arising from the property portfolio in conjunction with other commercial opportunities

  • Development and implementation of best practices, with a focus on continuous improvement with regards to the day to day operations of the Real Estate team

  • Work collaboratively with the larger Network Development Team, Business Development Managers and Operations to deliver aligned goals

  • Responsible for the management of all Jiffy Lube environmental issues with the support of the Shell Environmental organization

  • Primary interface with Shell Legal in support of all Real Estate matters

  • Assist with strategic acquisitions and divestitures as required

  • Manage real estate service providers and consultants as required, ensuring appropriate value delivery

  • Proactively monitor and identify potential impacts of changing external environment including macroeconomic, government and legal changes that could impact the Jiffy Lube real estate portfolio

  • Responsible for ensuring all controls and processes supporting the Jiffy Lube Real Estate Management System are adequate to ensure accuracy of end-to-end lease management, including accounts receivable and accounts payables

Requirements

  • Must have legal authorization to work in the US on a full-time basis for anyone other than current employer.

  • Bachelor Degree Required, Majors in Finance and/or Real Estate or some other relevant field required; Advanced Degree in a relevant field of study preferred

  • Minimum six (6) years of relevant experience in commercial real estate, with some experience in single tenant pad facilities a must

  • Experience in retail leasing/subleasing, disposals and acquisitions as well as land transactions such as right-of-ways, easements and condemnation

  • Skill or advanced knowledge of environmental risk management in real estate transactions and property management issues

  • Core financial analysis experience that includes discounted cash flow analysis

  • In depth knowledge of all pertinent real estate documents, including a high level of comfort in drafting new documents with limited support from Legal

  • Understanding of real estate law, property evaluation, appraisals, negotiating skills and strong commercial business knowledge
